Silicone Roof Coatings: Extend the Lifespan of Your Roofing System
At Great Lakes Commercial & Industrial Roofing, we highly recommend roof coatings to extend the lifespan of your commercial roofing system. One of the best available is a silicone coating. Since silicone is waterproof, these coatings are perfect to block out all types of precipitation, including rain, snow and ice. And with their smooth, seamless surface, they can also prevent dust accumulation and mold growth on your roof.
Great Lakes Commercial & Industrial Roofing can apply a long-lasting silicone roof coating that will decrease your energy use and save you money.
Pros of a Silicone Coating
All types of roof coatings will help protect your roof and fill in any small gaps or holes, reducing the likelihood of leaks. But there are distinct advantages to investing in silicone roof coatings, including:
- Ultraviolet (UV) resistance. These coatings can reflect 80-90% of UV radiation. This means that you’ll save thousands on cooling costs.
- Resistance to pooling water. Since silicone coatings are water-resistant, they won’t be damaged by standing water. They won’t absorb the moisture or break down.
- Reduced labor costs. Silicone coatings have a high solids content – often exceeding 90%. This means that more coating can be applied in one pass, and you don’t need as much to get the desired thickness.
- Environmentally friendly. These roof coatings are typically free of solvents and don’t contain as many volatile organic compounds (VOCs). This means that they are safe to use in all states.
- Resistant to weather. Silicone coatings can withstand extreme temperatures and don’t wear out under normal expansion and contraction rates.
Silicone
- Comes in solvent and non-solvent versions.
- Elastomeric and seamless roof coating that does not lose mil thickness.
- White reflective coating that is UV stable.
- Has exceptionally low odor. Environmentally friendly.
- Sustainable roofing system, potentially never needing a tear off that can possibly last the lifetime of the building.
- Considered to be water resistant and can be used with short term ponding.
- Can be used with almost any existing roofing materials.
- Has good elasticity to conform to roof movement.
- Manufacturer’s warranty of 10, 15 and 20 years available.
- Tends to pick up dirt more easily than any other coating. The roofs can then lose some of their reflectivity but can be power washed.
- Has low tensile strength. Might not be the best coating for roofs where there will be considerable foot traffic due to the coating can tear more easily. Fabric can be added to increase tensile strength.
- Becomes slippery when wet with dew or rain, possibly creating a safety hazard. Granules can be added to edges and walkways to aid in slip resistance and increase durability.
- No other coating will stick to Silicone. If you ever want to change coating in the future, you most likely will always have to re-coat with a compatible silicone.
- Maybe not the best choice for metal roofs due to its breathable membrane which can allow rust to occur.
