What Is a Membrane Roof?
Membrane roofs are types of “flat” roofs, but this name is a bit of a misnomer. They aren’t actually flat. They have a little bit of a slope so that moisture can drain off since ponding water can eat away at the material. For very low-slope or nearly flat roofs, materials commonly used on steep-slope residential roofs won’t work. For example, you can’t use asphalt shingles, tiles or slate to cover flat roofs. Typically, the minimum slope for a flat roof is ¼ inch per foot, but some slopes are ½ inch per foot.
The term “membrane roofing” refers to a wide variety of roofing materials, including synthetic materials, modified bitumen and synthetic rubber, as well as traditional tar-and-pitch membranes. Modern synthetic roofing materials are more resistant to water, which reduces the chances of leaks.
Single-ply roof membranes like TPO and EPDM are composed of large, individual sheets that are combined to create a single membrane. Seams must be correctly installed by qualified roofers to reduce the chances of leaks.
With proper maintenance, membrane roofs can last 30 years or more. The thicker the membrane, the longer it will last.
